Is The Baldwin a not-for-profit community?
The Baldwin is a not-for-profit organization and, as such, we exist for the benefit of residents, not shareholders. Our first concern and top priority will always be doing what’s right for the people who live at The Baldwin.
Does Edgewood Senior Solutions Group have a good reputation? What about the longevity of staff?
For more than 20 years, Edgewood has maintained a sterling reputation for sound management, the highest quality health care and staff training, and a culture that is member-driven. You’ll see the same level of excellence that has earned us this reputation carried out at The Baldwin.
Many of Edgewood’s key staff members have been with the community for more than 20 years, and they share a commitment to resident service that defines and drives the entire organization. In addition, the community has been awarded great places to work proving that Edgewood is not only a great place to live, but also a great place to work.
Does The Baldwin have a development team that specializes in senior living?
Yes. Every member of The Baldwin Project Team has well-established expertise in bringing senior living communities to life.
Where will The Baldwin be built?
The Baldwin is being built in Woodmont Commons — an up-and-coming live/work/play development in Londonderry, NH. This unique location means you’ll be connected to an intergenerational, semi-urban lifestyle with the walkability, resources and convenience of a city, but the relaxed pace and open spaces of a more rural environment. Plus, you’ll appreciate Londonderry’s proximity to Boston, Concord, multiple airports and all the natural beauty and recreational opportunities found throughout New Hampshire.
When will construction begin?
We currently expect that site work will begin in fall 2021, with construction of the buildings to begin in spring 2022.
Independent Living at The Baldwin
Does Edgewood Senior Solutions have a good reputation for quality dining services?
Quality would be an understatement. Ask anyone who has had the opportunity to enjoy a meal at Edgewood and you’ll hear them enthusiastically sing the praises of Edgewood’s chefs, culinary staff and farm-to-table dining philosophy. Our CEO, Marlene Rotering, grew up with a mother who placed great importance on the preparation and presentation of the meals she so lovingly created, so nothing but the best will do for residents of Edgewood and The Baldwin.
What is the plan for dining venues at The Baldwin?
The Baldwin will include two on-site dining venues. Residents will enjoy the casual elegance of the main dining room as well as a bistro café for more casual meals, quick bites or coffee with friends. In keeping with Edgewood’s reputation for exceptional culinary services, you can also expect that The Baldwin’s chefs will use their considerable talents to create both seasonal farm-to-table menus as well as a consistent selection of resident favorites.
What services and amenities will be offered at The Baldwin?
The Baldwin has been designed to make your life easier, more convenient and a lot more fun. And no matter which apartment home you choose, you’ll have full access to our array of amenities and services.You can view the full list on our Amenities and Services page.
Will transportation be provided?
Yes. The Baldwin will provide transportation for shopping, medical appointments and scheduled group events. With our location in Woodmont Commons, you won’t have to go far to access most of what you need on a daily basis.
Are pets allowed?
Yes. Research has clearly demonstrated the health benefits of having a pet, and The Baldwin will welcome your furry, feathered or finned friends to join you.
Will residents be involved in shaping community culture?
Yes. At our sister community, Edgewood Retirement Community in North Andover, MA, residents are called members because every single person is an integral part of the community in an advisory capacity to management. And members play an important part in shaping its culture by serving on committees focused on areas such as dining, social events, lifelong learning and other programs. We intend to encourage and develop this same member-driven culture at The Baldwin.
What is the square footage and number of bedrooms in the floor plans that are available?
The Baldwin offers 54 different award-winning floor plans ranging from 816 to 1,555 square feet. Apartment home choices range from one bedroom with a full bath and a powder room, up to our largest floor plan with two bedrooms, a den, a powder room and two full baths.
What is biophilic design?
Biophilic design looks at the positive impact nature has on humans and uses those principles to design buildings that help residents connect with the natural world. The Baldwin’s design incorporates both direct and indirect experiences of nature. From the living wall inside our main entrance and the large windows throughout the buildings, to the outdoor walking trails, the reflecting pool, resident garden spaces, and the memory garden designed to stimulate the senses, you’ll always have views of and access to
the beauty of nature. Indirect experiences come in the form of building materials and finishes chosen for The Baldwin such as natural wood and carpet patterns that resemble New Hampshire’s famous granite.
Has The Baldwin been designed with safety in mind?
Independence and safety for residents of The Baldwin is of the utmost importance to us. In addition to being fully ADA-compliant — and in compliance with all building safety codes —special emphasis has been placed on design features that make it easier for senior adults to navigate the community and live independently. In our video, Designing The Baldwin, Philippe Saad, lead architect for The Baldwin, discusses some of the unique features of the community, including how security and privacy are built into the design.

Health Care at The Baldwin
What types of healthcare services will be available at The Baldwin?
In addition to a partner-managed medical clinic for acute needs, residents at The Baldwin will have priority access to a full continuum of healthcare services on our campus including personal care, home health care provided by preferred partners, assisted living, short-term rehabilitation, memory support, and hospice services. Depending on individual needs and desires, personal care, home health care and hospice services may be provided in your apartment home or in an assisted living or memory support suite. Is Edgewood Senior Solutions Group known for quality health care?
Edgewood has a reputation for providing the highest quality, compassionate health care. Never content with “good enough,” all staff members receive ongoing training and education. Edgewood is also known for innovation and we’re constantly looking for better ways of doing things. One example is the small-house model assisted living and memory support provided at The Woodlands Inn at Edgewood. Not only is this a more personal and flexible model of care, but it has also proven to have a superior safety profile during the pandemic. This is the model of assisted living and memory support you’ll find at The Baldwin.
Does The Baldwin offer a LifeCare contract?
Yes. One of the options available at The Baldwin is a LifeCare Type A contract. Under this option, you will have guaranteed access to The Baldwin’s health-related services including unlimited, lifelong care in the Supported Residential Health Care assisted living or memory support households, with little or no additional cost beyond your monthly service fee. In addition, under this plan, a portion of your entrance fee and your monthly fee may be tax-deductible. (Consult your financial advisor for details regarding your personal tax situation.)
What is the entrance fee?
The Baldwin’s commitment to choice and flexibility extends to how you pay for residency here. The entrance fee you will pay is based on several factors: the floor plan you choose, whether you choose a LifeCare or Fee-for-Service option, and whether you choose the 85% Refundable or Declining Balance entrance fee plan. These options are provided to help you make the decision that best fits your financial situation and goals.
What will the monthly fee cover?
At The Baldwin, a single monthly fee covers almost everything — from your residence, meal plan and entertainment to utilities, maintenance and so much more. When you consider the true cost of maintaining a home, making adjustments for safety and hiring help for things like housekeeping and lawn care, you may find that The Baldwin compares favorably.
